John Redmond St.

The site of the proposed works is at 8-9 John Redmond St., Cork and consists of an end of terrace two storey seven bay rendered structure over basement originally built circa 1900 and modernized in 1933. It appears on the National Inventory of Architectural Heritage No. 21517198 and is described as follows :

‘Corner-sited end-of-terrace seven-bay two-storey over basement former dental hospital , built c. 1900, now in use as clinic. Pebbledashed walls with rendered plinth, and having vertical bands around openings and eaves course. Cornice to parapet with a cast-iron downpipe. Pair of timber panelled doors set in a render door surround with a curved pediment, supported on scroll consoles. Render aprons to first floor openings. Replacement uPVC windows.’

It appraises the property as follows :

‘This hospital building is of apparent architectural design, and the scale and form of the building make a notable and positive contribution to the streetscape. The regular façade is enlivened and articulated by the decorative render aprons and surrounds, while the pebbledash and smooth render add textural interest to the building.’

It is also located in the Shandon Architectural Conservation Area.

Our scheme proposed the renovation and change of use of the existing structure into multiple dwellings. A new two storey structure was proposed on top of the existing structure to provide additional residential accommodation. This structure was to be light in execution to accentuate the mass of the original structure. It’s fenestration would take its cues from the fenestration break up below.
